Damp & mould compliance software in Saudi Arabia.
In Saudi Arabia, the Saudi Building Code sets the requirements for damp-proofing, waterproofing and foundation drainage. The 2024 edition has been mandatory since 30 June 2025, so a building's permit date decides which edition it was designed under.
The applicable regime
The Saudi Building Code 2024, published by the Saudi Building Code National Committee, with leases registered and managed under the national rental framework.
Three local evidence priorities
1.Separate condensation from water getting in
Record the air-conditioning system, room temperature and humidity, and any leaks from roofs, wet areas, tanks or pipework near the damage, with readings that show its extent.
2.Check below-ground and ground-floor rooms
Where groundwater or drainage could be involved, note the level of the damage, external ground and drainage you can see, and any signs of rising moisture.
3.Keep one record per unit
Link the report, inspection, works and follow-up visit to the same unit, so the landlord, the owners' association or the developer can see the whole case.
Was the building permitted under the 2018 or the 2024 code?
Record the permit date or edition before comparing a defect with a code requirement, and keep the surveyor's observations separate from any conclusion about the original design or works.
