The record is the product.

HousingSurvey Pro's deliverable is the record, not a report. Branded PDF renderings — survey evidence reports, works-completed packs, resident letters — are generated on demand from the sealed, hash-chained record whenever you need one; the record itself is what flows into your housing management system (HMS) or case-management system by API, webhook, EDI or SFTP. A PDF is a rendering of that evidence, never a replacement for it.

Tamper-evident contemporaneous records

Server-authoritative finalize
The completion timestamp is set by our servers, never a device clock — no backdating, accidental or otherwise.
Lock-on-Complete
No product role can edit or delete a finalized record. Corrections create superseding versions, preserving the original in the normal application workflow; the deeper cloud-owner trust boundary is documented in our security handbook.
Hash-chained per property
Every finalized record embeds the SHA-256 fingerprint of the previous record for the same UPRN, building a verifiable evidence timeline per home. A nightly verifier recomputes every chain and records its results.
Append-only audit log
Every create, edit, finalize, export and API read is logged in a hash-chained, client-unwritable audit trail.

Built for the field

Offline-first capture
Basements, voids, tower-block cores — the app works with no signal and syncs when connectivity returns.
Geo-stamped
A GPS fix (with accuracy radius) is captured on site and sealed inside the hashed record.
Photo provenance
Every photo is fingerprinted (SHA-256) at the moment of capture; the fingerprint travels inside the record and names the stored file.
Survey science built in
Dew point derived live from temperature and RH; condensation-risk warnings at capture time — the same engine trusted by DampApp Pro surveyors.
Built as a hazard framework
Damp & mould is the flagship hazard. HousingSurvey Pro captures 13 hazard types in total today, sharing one evidence engine and, where relevant, HHSRS scoring — asbestos, indoor air quality, radon, and every hazard category Awaab's Law Phase 2 will add from 30 November 2026 (excess cold, excess heat, falls, structural collapse, fire and explosions, electrical hazards, and domestic and personal hygiene). See the Phase 2 hazards page for what each one captures.

Built for organisations

Landlords and contractors
Contractor organisations work under scoped grants. Their surveyors capture against your stock; the evidence chain belongs to you.
Work orders
Cases flow from your CMS (or the portal) to a surveyor's inbox with the Awaab's Law clock attached, and evidence flows back automatically on completion.
Entra ID single sign-on
OIDC or SAML per organisation — joiners and leavers follow your own identity provider.
UK data residency
Everything lives in the London cloud region — enforced in code, not policy.
Signed evidence bundles
One click exports a ZIP: the record, its canonical form, the chain proof (verified at export), original photos named by fingerprint, and a manifest of every file's hash. Built for ombudsman and legal use.
SFTP delivery & import
Send EDI drops, reports, letters, invoices and your tenancy register — and pull property/UPRN, SOR and tenancy data back in — over SFTP to a server you control. Per-server keys, fail-closed host-key pinning.
Resident letters, every case stage
Generate a branded PDF letter at survey-scheduled, works-scheduled, works-completed, case-closed and other case moments — always freely editable, with an optional AI-drafted starting point where it's genuinely useful. Email, print or view; the "From" sign-off defaults to whoever's sending it.
On-brand PDF theming
Your logo and brand colour are on every generated PDF by default; Team plan and above additionally unlocks a dedicated theme colour, font choice and cover layout. Works-completed packs group after-photos by room and show the completion visit's own GPS fix and timestamp.
Tenancy register
Who lives where, alongside your property stock: tenant contacts and occupancy status, CSV import/export, and (Platform plan) delivery over the same SFTP connection as everything else.
Scope of works & costs
Surveyors build the works schedule on site from your own priced rate catalogue — item, quantity, a note, never typing a price; whether they can see prices at all is a management-only setting, off by default. Sealed alongside the surveyor's and resident's sign-off, and versioned like every other correction.

Questions a buyer actually asks

Does HousingSurvey Pro generate PDF reports?

Yes — branded, org-themable PDF renderings (survey evidence reports, works-completed packs, resident letters at every case stage) are generated on demand from the sealed record. The hash-chained record itself remains the authoritative deliverable, flowing into your case-management system by API, webhook, EDI or SFTP; a PDF is a rendering of that evidence, never a replacement for it.

Does the app work without signal in the field?

Yes. Capture is offline-first: basements, voids and tower-block cores with no signal still let a surveyor complete a full record, which syncs automatically the moment connectivity returns.

Can contractors use the same system as the landlord?

Yes. Contractor organisations work under scoped grants issued by the landlord: their surveyors capture evidence against the landlord's properties, and the finalized records belong to the landlord's own evidence chain, not a separate contractor silo.

What identity provider does HousingSurvey Pro support?

Microsoft Entra ID via OIDC or SAML, configured per organisation, with SCIM for automatic joiner/leaver provisioning — your directory stays the source of truth for who has access.
