The asbestos register on a property
Once at least one asbestos survey has sealed for a property, an Asbestos register panel appears on its record — a living, operational view of every asbestos-containing material found there.
What it is
Each entry holds a location, material description, identification basis (sampled or presumed), status (active, remediated or removed), condition, and a recommended next-review date — plus every sealed survey that confirmed it and a full history of status/condition/review-date changes with who made each one and why. This register supports asbestos-management practice at the level of one dwelling; it is not itself the Control of Asbestos Regulations 2012’s strict common-parts duty-to-manage register, and its review dates are a recommended, editable reminder, never a legal deadline.
Before you start
The panel only appears once your organisation’s asbestos hazard type is switched on and the property has at least one sealed asbestos survey. Editing an entry needs Edit-level access to Properties.
How to do it
- Open the property in Properties and expand its record — the Asbestos register panel appears below the property’s own details.
- Select an entry to expand it and see its full detail and history.
- Select Update status / condition / review date to record a change — add a note explaining why; this is strongly recommended.
- Select Flag for immediate review after any material change to the material, rather than waiting for the recommended interval.
- Where a sealed survey is linked, select Schedule re-inspection to raise a follow-up job directly into the Schedule tab’s unassigned tray.
How it integrates
Every entry traces back to the sealed survey record(s) that confirmed it — editing status, condition or review date here never alters that sealed record; it’s a separate, operational layer on top of it. New or reconfirmed entries are created automatically when an asbestos survey seals, never by hand. The recommended review interval defaults to 12 months and is editable under Settings → App configuration.
Common problems
- I can’t see the Asbestos register panel on a property I know has been surveyed. Confirm the asbestos hazard type is switched on for your organisation, and that a survey using it has actually been finalized (sealed) for this property — a draft in progress doesn’t create an entry yet.
- An entry’s review date looks wrong or overdue. It’s a recommendation, not a statutory deadline — update it directly, or use Flag for immediate review if something material has changed.
- I updated an entry but the linked survey record looks unchanged. That’s correct — this register is deliberately separate from the sealed record; the survey itself is never edited from here.
