Indoor air quality

Indoor air quality records room-by-room instrument readings against reference bands, alongside a separate carbon monoxide alarm compliance checklist. It carries no live Awaab’s Law clock today — it is not yet a confirmed phase.

What it is

The Air Quality Readings section is a same-visit, multi-parameter reading exercise: for each reading, you record its location, the parameter measured (carbon dioxide, carbon monoxide, VOC index, PM10 or PM2.5 particulates, or another indicator), the value and unit, the instrument type (handheld indicator, fixed monitor, or lab-analysed), and notes.

Alongside the readings sits a genuinely separate compliance checklist for the Smoke and Carbon Monoxide Alarm (England) Regulations 2015 (as amended by SI 2022/707) — an already-live statutory duty, distinct from the readings themselves, which the platform never merges into the non-statutory reading exercise.

How to do it

1. For each location measured, add a reading recording its parameter, value, unit and instrument type.
2. Complete the CO-alarm compliance checklist separately — this is a live statutory duty, not part of the indicator readings.
3. Complete Hazard Triage — cite whether basic facilities and ventilation are adequate, and the household’s own vulnerabilities.

How it integrates

Indoor air quality has its own AI preset (housing-indoor-air-quality): image analysis restates only what’s visible — an instrument photographed, a CO alarm present or showing a condition concern, a ventilation provision or defect, or a combustion appliance or flue — never a reading or a verdict on it. No reference band is computed for any of these readings in this build — the report honestly shows “no reference band available” rather than inventing one, so a reading is recorded as a raw fact for the surveyor’s and landlord’s own judgement, not banded or scored by the platform. The executive-summary draft reports the CO-alarm checklist in a clearly separate sentence from the non-statutory readings, so the two are never conflated at the prompt level either.

Common problems

• I expected a pass/fail or a coloured band next to a reading. None is shown — the platform records the raw value only; there’s no reference-band engine behind this hazard type yet.
• The CO-alarm checklist feels disconnected from the readings. That’s deliberate — one is a live statutory duty, the other is non-statutory guidance-level monitoring, and conflating them would misrepresent which one actually carries legal weight.
• There’s no due date on this job. Expected — indoor air quality has no confirmed Awaab’s Law phase today.
