Floor plans, EPC, narrative review and executive summary

Four steps sit between finishing your room-by-room capture and moving on to conclusions: the floor plan, EPC details, a review of the report’s written sections, and the executive summary.

What it is

Floor Plan lets you draw a plan manually on a canvas, or — on a LiDAR-equipped iPhone or iPad running a supported iOS version — scan a room with the camera using Apple’s RoomPlan technology, which auto-straightens walls and openings and drops the scanned room in alongside any others. Devices without LiDAR, including all Android and web devices, simply don’t offer the AR-scan option and use the manual editor instead — there’s no degraded AR mode, only the two clearly separate paths.

EPC records the property’s Energy Performance Certificate details — scheme, rating, floor area, certificate number and expiry — either typed in manually or, where your plan includes it, fetched automatically from the government’s EPC register by postcode and address.

Narrative Review brings together every prose section your hazard type’s report needs — property description, methodology, observations and more — each already pre-filled from a template or built deterministically from what you’ve already captured elsewhere in the survey, with no AI and no network call involved in that pre-fill. Every field stays fully editable, and a status badge (Ready, Thin, or Empty) on each one tells you at a glance what still needs attention before you confirm and move on.

Executive Summary is a free-text section with the same tools available elsewhere — voice dictation, AI polish where your organisation has connected a provider, and, on this step specifically, an optional AI-generated first draft from what’s already on the survey.

How to do it

Open Floor Plan. On a supported device, tap AR scan, name the room, and walk it; otherwise draw the plan manually.
Open EPC and fetch or enter the certificate details for the property.
Open Narrative Review and work through each section’s status badge — accept the pre-filled text, edit it, or write it from scratch where it shows as Empty.
Tap Confirm narrative & continue once you’re satisfied.
Open Executive Summary and write or generate your summary, polishing it with AI if you want to and your organisation has it enabled.

How it integrates

Narrative Review’s pre-fill is generation, not a lock — nothing here overwrites text you’ve since edited, and nothing forces you to accept a suggestion. Any AI polish or generation used on these steps is advisory only: it never enters the sealed record as anything other than the words you’ve reviewed and kept, and it’s refused entirely once a survey is finalised. EPC data recorded here prints in the report; a floor plan scan or drawing becomes part of the property’s visual record alongside your photos.

Common problems

The AR-scan option isn’t there. It only appears on a LiDAR-capable iPhone or iPad running a supported iOS version — every other device uses the manual editor, which covers the same ground by hand.
The EPC auto-fetch found nothing, or the wrong property. Enter the details manually — the lookup is a convenience, not the only way to complete this step.
A narrative section still shows Thin after I edited it. The badge reflects how much text is there, not whether it’s finished — write as much as the section genuinely needs and move on regardless of the badge.
