The Housing Standards step

The Housing Standards step lists each standard a home must meet where you work, so the surveyor can record what they saw against every one.

What it is

Each checklist your organisation turns on in Settings → App configuration → Region & standards appears as its own section of the step, for the cases it applies to: the Tolerable Standard and the Repairing Standard in Scotland, the fitness standard in Northern Ireland, the alarm and electrical safety requirements of the Welsh fitness for human habitation regulations, Ireland’s rented houses standards, New Zealand’s healthy homes standards, and the New South Wales and Queensland minimum standards.

For each standard the surveyor marks Meets or Does not meet (tap the same button again to go back to Not checked), adds evidence photos with captions and markup, and writes a comment, by typing or dictation. Each card shows what the standard requires and a suggested list of evidence to keep, which is a practical suggestion rather than an official list.

It is a record of what the surveyor saw and tested on the day, not a compliance certificate, and it doesn’t replace any licensed gas or electrical safety check.

How to do it

  1. Start or open a survey. Housing Standards appears on the survey dashboard just before the report narrative, and in the step order.
  2. Open each standard, mark Meets or Does not meet, tap Add photos for the evidence, and note what you saw and tested, or why you couldn’t check it.
  3. Finish and seal the survey as usual.

How it integrates

The report, its PDF and the sealed record in the app print one section per checklist once anything has been recorded: a summary line, then every standard in order with its status, comment and photos, and “Not checked” against any standard nothing was recorded for. Photos go through the same upload, fingerprinting and sealing as room photos, travel in the evidence bundle, and a survey can’t be sealed while any of them is still on the device.

The case’s nation decides the UK checklists: the property’s own nation, else your organisation’s default nation, else England (which has none). Outside the UK the organisation’s region decides.

Common problems

  • The step isn’t there. Check the checklist is ticked for the case’s nation or region, update the field app, then close and reopen the survey.
  • A standard shows “Not checked” in the report although I looked at it. Only a Meets or Does not meet choice sets the status. A comment or photo on its own leaves it “Not checked”.
  • The case is in the wrong nation. Set the property’s nation under Properties in the portal before the next survey.
